When is it considered slander? Can I answer questions about the home? Landlord listed our rental on market?

Anyone know NJ tenant/landlord laws? I am wondering what do I do if potential buyers ask me questions about the house we rent. I don't want to lie. Is it illegal for me to tell them about the problems with the house. I just know one of them is going to ask me questions.
